Housing Choice Voucher Program/Section 8
The Housing Choice Voucher Program helps very low-income families, older adults and people with disabilities access safe, quality and affordable housing in the private rental market.
Program Overview
Housing Choice & Flexibility
With a Housing Choice Voucher, participants have the flexibility to choose housing that works for their needs, as long as the property meets program requirements, including Housing Quality Standards (HQS) and rent reasonableness requirements.
Eligible Housing Types
Eligible housing may include apartments, single-family homes, townhomes and condominiums (with association approval when required). And your housing search is not limited to Pompano Beach.
Owner Rights & Responsibilities
Property owners continue to maintain their private property rights and responsibilities, including property management, tenant selection and maintenance.
HUD Program Oversight
The Housing Choice Voucher Program is federally funded, with program rules and regulations established by the U.S. Department of Housing and Urban Development (HUD).
Understanding the Waiting List
The need for affordable housing is significant, and demand for assistance often exceeds the resources available. Because of this, waiting periods of two years or longer may occur.
When the number of applicants exceeds the number of families HAPB expects to assist in the near future, the waiting list may be closed to new applications.
HAPB has established a local employment preference that is considered when selecting applicants from the waiting list.
A written request must be submitted to HAPB to receive your current status.
What Happens During the Application Process?
During the application process, you’ll be asked to provide information and documentation about your household. This may include state-issued identification, birth certificates, Social Security cards, household income, assets and family composition.
HAPB will verify the information provided to determine your eligibility and, when applicable, the amount of housing assistance available to your household.
When your name is reached on the waiting list and your eligibility has been confirmed, HAPB will contact you to attend an orientation and receive your Housing Choice Voucher.
Your Voucher May Move With You
One of the benefits of the Housing Choice Voucher Program is portability, which may allow eligible families to move from one housing authority’s jurisdiction to another while continuing to receive voucher assistance.
HUD provides participating housing agencies with administrative funding to help operate the program, including processing applications, completing recertifications and inspecting rental units.
If you are an HAPB participant and would like to move outside of HAPB’s jurisdiction, contact your HAPB Counselor before making your move. Your Counselor can explain the requirements, determine your eligibility to port and guide you through the necessary steps.
HAPB generally requires participants to reside within its jurisdiction for at least one year before porting to another housing authority, subject to applicable program requirements.
